How to sell land
Start by making clear what is being sold and what a buyer would be buying. Land Offers helps UK landowners explore a sale and find potential buyers for plots, fields and development sites.
Tell us about your landDefine the land and your connection to it
Identify the location and the whole holding or parcel you are considering selling. Include an approximate size and any plan you already have. Explain what you would keep and whether anyone else must be involved in the decision.
Ownership records are held by HM Land Registry in England and Wales, Registers of Scotland in Scotland and Land & Property Services in Northern Ireland. Your solicitor can check the relevant records and rights.
- Location, approximate size and proposed boundary.
- Whether you own the land or represent its owner.
- Anyone occupying it and any current agent or buyer agreement.
Explain access, use and planning
Describe the present use and how the land is reached. Flag shared routes, third-party access, known restrictions and any services or buildings included. If access is only assumed, say so.
Separate a current planning approval from an application, previous refusal or possible future use. A planning consultant can advise on development questions under the local planning system. Buyers still need to make their own investigations.
Compare proposed terms before committing
Look beyond the price: ask who is buying, how the purchase will be funded, what conditions apply and who pays the costs. Understand what would happen if planning, surveys or funding do not work out.
Have a solicitor review the contract and any exclusivity, option or promotion terms. A qualified valuer can advise on value, and a tax adviser can consider the implications of the proposed sale. Costs and timing depend on the individual transaction.
- What must happen before the buyer is committed to complete?
- How long would you be tied to the proposal?
- What fees, deductions or later payments are included?
Agree the work before introductions
Tell Land Offers about the location, land type and what you would like to do. We can discuss whether we can help, then agree our role, the work and any fees before making introductions.
We help owners find potential buyers. An enquiry does not appoint us as your agent or commit you to a sale. Any existing agency agreement should be disclosed before further work is discussed.
Questions about selling your land
What information do I need for an initial land enquiry?
The location, land type and your contact details are the starting point. Approximate size, access, planning history and your intended timescale help if you know them. You do not need a complete sales pack to contact us.
Can I sell part of a larger holding?
You can enquire about a parcel. Identify what would be sold and kept, with access and any shared arrangements. Your solicitor should check how the separation and transfer would work.
Does Land Offers buy the land itself?
We help owners find potential buyers. We explain who is buying and our role before you agree to proceed; we do not promise a cash purchase or guaranteed offer.
What does it cost to use Land Offers?
There is no obligation when you enquire. Any work, fees and who pays them are agreed in writing before we start. Legal, valuation, planning and tax advice should be arranged with the appropriate professionals.
